Planning & building your own property in Formentera
In order to build your own property in Formentera a minimum of between 15,000 m2 to 35,000 m2 of land are required. A project has to be presented to the local government urban planning department by an architect.
Building regulations are very strict in order to preserve the natural beauty of the island, and different zones of the island fall into different building regulatory categories.
The price of land can vary depending on location, but land can cost around € 35 - € 50 /m2 as an average.
Building materials are also slightly more expensive than the mainland prices. Therefore to build on virgin land can be quite costly (on average, it will cost you around € 3,500 per built m2. This varies along the lines of quality of fixtures and fittings. The cost can rise to up around € 5,000 per built m2 for a high quality, luxury finish (for example marble, granite, micro cement).
However, by choosing the right piece of land and with the correct project management, it is possible to build new property and add significant value. It may be the case that you can bring together two or more parcels of land and create a land area large enough to build on.

Although under new regulations, any architect may design a home in Formentera but must pass the work to a local architect to oversee the project.
This is a law under the Balearic planning arm of the government and it is necesarry to employ this on site architect or technician.
All new houses must now consider sustainable development criteria and derive a minimum % of power from renewable solar energy. Therefore, photo voltaic cells must be built into the design of the property from the initial stage before plans are passed. Mains electricity is still not available across the island and there are still areas that remain without mains power.
All houses must now be fitted with a sceptic tank system approved by the local government in planning, although houses near urban nucleus may be connected to the mains drainage system (Es Pujols, San Francisco and San Fernando).
Most country houses utilise rain water collection as their main water source, although now 70% of the island is joined to the mains pipe-fed connection which is supplied by a desalination facility in Ca Mari, Formentera.
