Euribor falls to 2.1%

Euribor, the rate normally used to calculate mortgage payments in Spain, fell from 2.622% in January to 2.1% last month (a change of -18.6%), suggesting that borrowers on annually resetting Spanish mortgages may start to benefit from smaller mortgage repayments.

This is the lowest Euribor rate since June 2005, and almost 50% lower than year ago, when it stood at 4.349%.

Assuming that lower rates are passed on by the banks, the average borrower should see their monthly mortgage repayments fall. Monthly repayments on a typical annually-resetting mortgage (150,000 Euros, 25 years, Euribor + 0.5%) should fall by 200 Euros a month - a saving of 2,400 Euros a year.

Some borrowers have complained, however, that falling base rates are not translating into lower mortgage rates, as banks pocket the difference. Some people have even reported that their mortgage rates have gone up.

Properties on the Formentera Coastline

This is often one of the questions that we are asked by prospective buyers of property on the coast of Formentera.  Read the full article written on how Formentera is affected by the 1988 costal law by IbizaA-Z

The Ministry of the Environment in Madrid are referring back to this law from 1988 in order to protect coastal areas from rampant over-construction and at the same time make every inch of beach easily accessible to the general public.

However, the first sections of the coast to which this law has been applied, which includes Formentera, have been inaccurately measured. Now, Madrid is threatening homeowners with eviction, transforming them into concessionaires in their own homes. Those owners are now grouping together to oppose the law.

The 1988 coastal law divided the beach area into two main sections: no one is allowed to own private property within the public coastal zone (dominio publico maritimo-terrestre). Homeowners whose property lies within these demarcations will have it forcibly repossessed. The second section is the area of coast where private property is allowed (zona de influencia en suelos no urbanos, dominio privado). This area can extend up to 500 metres inland. No forced repossessions are planned for these properties.
